A boiler service is an essential annual maintenance procedure designed to ensure your boiler operates safely and efficiently. During the service, a qualified engineer will inspect, clean and test the boiler according to the manufacturer's recommended guidelines. This helps maintain optimal performance, ensures safety, and may identify potential issues before they become major problems. If applicable, the system filter will be cleaned, and the internal expansion vessel will be repressurised. A boiler service does not include inspection of radiators or any other components of the wider heating or gas system. If you would like a full system check, please book our Boiler Service Plus. If any fault diagnosis or repairs are needed, these are typically not covered as part of the service and may require additional work with separate charges. The primary purpose of a boiler service is preventative maintenance, not fault rectification, so it's essential to make us aware of any known problems at the time of booking so that sufficient resources can be allocated to the job. If your boiler is still covered by the manufacture warranty, please have the service record to hand for our engineer to sign as without your service record most manufacture void the warranty. Add-Ons: Cylinder Service: £39.00 plus VAT - All unvented cylinders should be serviced annually to maintain safe and efficient working. If you have this type of cylinder, we will automatically service it alongside your boiler, unless instructed otherwise. External Vessel Service: £28.00 plus VAT - If the expansion vessel is external (usually a small red tank), this will need to be serviced annually alongside your boiler Chemical Top-up: £18.00 plus VAT - If we find that the level of chemicals in your system are below recommended levels, a chemical top up is required. This includes a standard boiler service plus a general inspection of the wider heating system. Up to 12 radiators are covered as part of the service, with a small additional charge for larger systems. A gas tightness test will be conducted at the gas meter to confirm there are no leaks in the gas pipework. If a leak is detected, it will need to be traced and repaired, which may incur additional costs. Radiators and underfloor heating systems are visually inspected for signs of leaks, both from the radiators and valves. We will test whether each radiator heats up properly, bleed them as needed and perform minor rebalancing to improve efficiency. If more extensive rebalancing or other issues are identified, we will inform you and provide recommendations for any necessary remedial work. Gas Safety Inspection and Certificate (CP12) with included boiler service. To encourage landlords to maintain their boiler and heating systems, we offer a discounted boiler service when completed in conjunction with a CP12. Regular maintenance helps extend the lifespan of the boiler and reduces the likelihood of callouts. This package includes the annual gas safety inspection (covering up to two appliances, the gas meter, and pipework) along with a standard boiler service (see above for details and optional add-ons). As part of the inspections, we check standard smoke and CO alarms. If we do not find an in-date and working CO alarm, we will generally fit one as a matter of course (charged at £50.54 plus VAT) unless you have previously instructed us otherwise. We can supply and fit a selection of smoke, heat and carbon monoxide (CO) alarms, which are a requirement for gas appliances and landlords. Battery Alarms: - Aico Carbon Monoxide Alarm: £50.54 plus VAT - Aico Smoke Alarm: £52.90 plus VAT - Aico Heat Alarm: £56.13 plus VAT Wired Interconnected Alarms: - Aico Smoke Alarm: £73.15 plus VAT - Aico Heat Alarm: £80.13 plus VAT IMPORTANT INFORMATION: - Alarms should be checked regularly to ensure they are functioning properly. - Be aware that all alarm sensors have an expiration date. Depending on the manufacturer, this is typically 7 or 10 years. Alarms should be replaced before their expiration date, even if the test button still works. Please note that a minimum of two alarms must be installed per visit unless the installation is combined with other work at your property.
